A serviced office is a private, furnished, ready-to-occupy room in a managed centre — reception, internet, cleaning and utilities bundled into one monthly figure. In Boston it is the dominant small-tenant product: of the 267 private offices in our catalogue, the large majority are single rooms under 1,000 ft², and all 44 centres run them alongside coworking and meeting space.
What furnished rooms cost
Entry pricing is $130 a month for an 86 ft² room — available at 35 Village Road in Middleton, 529 Main Street in Charlestown and Saint James Avenue 120 in Back Bay. From there: $140 for 97 ft² at 200 Portland Street, $145 for 65 ft² at 33 Arch Street in the Financial District, $150 for 129 ft² at 35 Village Road Suite 100 and 86 ft² at 745 Atlantic Ave, $160 for 75 ft² at 11 Apex Drive. In total, 21 rooms rent below $500 a month and 54 below $1,000.
The premium end
Serviced does not mean cheap. At One Marina Park Drive, Suite 1410 in the Seaport, rooms of 129–1,238 ft² price at $4.47–$6.97 per ft², or $740–$6,300 a month. 470 Atlantic Avenue runs $4.61–$6.97 across 151–1,184 ft². 101 Federal Street, Suite 1900 lists $4.51–$6.50 across 151–969 ft². These are the highest per-foot rates in the Boston catalogue, and they buy a fitted room in a tower you would otherwise need a multi-year lease to enter.
When serviced beats a conventional lease
Run the total, not the headline. A conventional Boston shell at the catalogue average of $3.21 per ft² still needs furniture, cabling, a phone system, cleaning contracts and a fit-out period during which you pay for an empty room. For a team under ten people that overhead rarely amortises inside a three-year term. Serviced also wins whenever the term is uncertain — a funding round, a pilot office, a project team with an end date.
When a lease wins
Above roughly 2,000 ft² the arithmetic flips. Only 35 units in the listing are that large, and at that scale the per-foot saving on conventional space outweighs the convenience premium. The same is true if you need a specific layout, lab or client-facing build that a managed centre will not permit.
Check the room, not the floor
Two things separate a good serviced deal from a poor one: whether the quoted rate is genuinely all-in, and whether the room is an interior box or has a window line. Both are visible on a viewing and neither appears in a price table.
