Both 470 Atlantic Avenue and 101 Federal Street, Suite 1900 price above $4.50 across every unit they list. The Seaport (02210) averages $3.54, Beacon Hill (02108) $3.50. Back Bay splits in two: the Arlington and St James end (02116) averages $3.23 across 30 units, while the Newbury and Huntington side (02115) is flatter and cheaper at $2.77. Faneuil Hall and State Street (02109) come in at $2.88 across 31 units — the best value anywhere downtown.
Where the discounts are
Charlestown averages $2.70 per ft², the Leather District at 745 Atlantic Ave $2.36, and 625 Massachusetts Avenue in Cambridge $2.38. Push past Route 128 and the numbers fall again: 35 Village Road in Middleton averages $2.09 and 11 Apex Drive in Marlborough $2.13 — roughly half of Financial District pricing, and comfortably under half of what a comparable Manhattan floor commands.

All 44 centres also sell serviced product, and those rates ignore the submarket map entirely: a coworking desk at $385 a month, a meeting room from $120, a business address from $110 and a virtual office from $100.
