Financial District (02110)
The premium cluster: 40 priced units averaging $4.39 per ft², the highest in the city, running from $2.24 to $6.97 and from $145 to $6,450 a month. Addresses include 225 Franklin St., 101 Federal Street, 101 Arch Street, 33 Arch Street, One International Place Suite 1400 and 470 Atlantic Avenue. Unit sizes run 65–1,851 ft² — this is a small-suite district, not a floor-plate one.
Downtown and State Street (02109)
The best-value core address. 31 units averaging $2.88 per ft², spanning $250 to $15,100 a month and 86 to 5,490 ft² — the widest size range downtown. 75 State Street, 60 State Street Suite 700, 40 Water Street, 4 South Market Street and 8 Faneuil Hall Marketplace all sit here, which is why "State Street office space" is one of the steadiest searches in the market.
Back Bay (02116, 02115 and 02199)
Split across three postcodes and two price levels. The Arlington and St James stretch (02116) has 30 units averaging $3.23, including both 75 Arlington Street buildings, 31 and 120 Saint James Avenue and 501 Boylston Street — and it holds the city's $130-a-month floor price. The Newbury and Huntington side (02115) is flatter at $2.77 across 26 units at 361 Newbury Street and 177 Huntington Avenue. The Prudential block (02199) averages $2.71, covering the Prudential Tower and 800 Boylston Street, 16th Floor.
Midtown, and what searchers mean by it
Boston has no "Midtown" in the New York sense; the Midtown Cultural District is the Theatre District and Downtown Crossing strip between Boston Common and the Financial District. Searches for midtown Boston office space land, in practice, on the Arch Street and Franklin Street buildings on the district's eastern edge — 33 Arch Street from $145 a month, 101 Arch Street and 225 Franklin St.
Seaport (02210)
20 units averaging $3.54 per ft², the second-priciest district and the newest stock: One Marina Park Drive, One Marina Park Drive Suite 1410 and 51 Melcher Street, with rents from $270 to $14,950 and sizes from 129 to 5,597 ft².
West End, Beacon Hill and Charlestown
The West End (02114) has 26 units averaging $3.46 at 100 Cambridge Street, 90 Canal Street and 200 Portland Street. Beacon Hill (02108) averages $3.50 at 1 Beacon Street. Across the water, Charlestown (02129) is the value play inside the city — 18 units at $2.70, at the Schrafft's Center, 529 Main Street and 40 Warren Street.
Outside the core
625 Massachusetts Avenue in Cambridge averages $2.38, 745 Atlantic Ave in the Leather District $2.36, 1309 Beacon Street in Brookline $3.78 and 500 Victory Road in Quincy $3.33. Beyond Route 128, 35 Village Road in Middleton ($2.09) and 11 Apex Drive in Marlborough ($2.13) are the cheapest square feet on the list.
