Boston has a reputation for expensive offices, and the top of our catalogue supports it — $6.97 per ft² a month in the Seaport and on Atlantic Avenue. But the bottom of the same list is genuinely affordable: 54 of the 267 private offices rent below $1,000 a month, and 21 below $500. Here is where they are.
The cheapest rooms on the list
Three centres share the floor price of $130 a month for an 86 ft² room: 35 Village Road in Middleton, 529 Main Street in Charlestown and Saint James Avenue 120 in Back Bay. Then $140 for 97 ft² at 200 Portland Street in the West End, $145 for a 65 ft² room at 33 Arch Street — the smallest unit in the whole Boston catalogue and, notably, a Financial District address. $150 buys either 129 ft² at 35 Village Road Suite 100 or 86 ft² at 745 Atlantic Ave in the Leather District. $160 gets 75 ft² at 11 Apex Drive in Marlborough.
The cheapest rates per square foot
Lowest asking rate in the listing is $1.16 per ft² at 35 Village Road, Suite 100, followed by $1.45 at 200 Portland Street and $1.51 at 35 Village Road, 529 Main Street and Saint James Avenue 120. For comparison, the catalogue average is $3.21 and the Financial District average is $4.39 — so the value stock trades at roughly a third of prime.
Cheap inside the core
You do not have to leave downtown. 60 State Street, Suite 700 opens at $270 for 161 ft², 8 Faneuil Hall Marketplace at $250 for 86 ft², 51 Melcher Street in the Seaport at $270 for 129 ft², and 625 Massachusetts Avenue in Cambridge at $250 for 151 ft². These are single rooms rather than suites, but they carry a downtown address at coworking money.
Cheap outside it
The two lowest-average locations in the catalogue are 35 Village Road in Middleton at $2.09 per ft² across 11 units and 11 Apex Drive in Marlborough at $2.13 across 6 units, with monthly rents of $130–$3,200. Charlestown — the Schrafft's Center, 529 Main Street and 40 Warren Street — averages $2.70 while staying inside the city.
Two rules for the cheap end
First, small and cheap are the same search in Boston: 85 of the priced units are under 500 ft², and that is where nearly every sub-$500 rent sits. Second, always price the alternatives in the same building — a coworking desk is $385 flat and a business address $110, so a room that costs $390 for one person is often the wrong buy.
